Terms for renting
If you have rented a holiday home through a rental agency, their terms and conditions apply.
The terms and conditions listed here on this site apply to direct rentals arranged through us, either via our email or via our Facebook page..
§ 1. Lease Agreement.
The lease agreement confirms the contract between the tenant and the landlord of the holiday home.
§ 2. Number of Occupants.
The number of occupants (including children) must not exceed the number confirmed in the lease agreement.
The landlord reserves the right to access the property if there is suspicion of non-compliance.
Violations must be rectified immediately.
In case of repeated violations, the lease will be terminated, and the tenant must vacate the property.
§ 3. Cleaning/Responsibilities.
The tenant is responsible for keeping the property clean during their stay.
If the property is left partially uncleaned, additional cleaning time (as assessed by cleaning staff) will be charged to the tenant and deducted from the deposit.
§ 4. Deposit.
A deposit of 50% of the agreed rent must be transferred no later than 60 days before the rental period begins.
The deposit covers electricity, extra cleaning (if deemed necessary), and any damages incurred during the stay.
The deposit will not be refunded if the tenant vacates early due to breach of terms.
§ 5. Payment.
The full rent must be paid no later than 30 days before the rental start date.
Late payment will result in cancellation of the agreement, and the deposit will be retained to cover lost income.
§ 6. Complaints.
Any complaints about the property must be reported within 24 hours of the rental period’s start.
Failure to report issues promptly makes the tenant liable for defects, deficiencies, cleaning, or damages.
§ 7. Force Majeure and Unforeseen Events.
If the tenant cannot access the property due to force majeure or unforeseen events (e.g accidents, strikes, pandemics, natural disasters, border closures), the landlord will assist where possible but is not obligated to compensate for financial losses.
§8. Communication and Marketing.
Tenant contact details are confidential and will not be shared with third parties.
§ 9. Youth Groups.
Rentals to youth groups or groups of 3+ people under 25 years old are prohibited. Exceptions apply to couples with minors. Violations may trigger inspections per §2.
§ 10. Errors in Listings.
We reserve the right for printing/image errors. Photos may differ from the actual property due to replacements (e.g., wear and tear). Updated photos will be added as soon as possible.
§ 11. Heat Pumps.
From October 1 to April 1, heat pumps must be set to a minimum of 20°C to protect the property and wooden structures.
Varmepumperne må ikke sættes til auto eller aircon (afkøling), da de er ikke lavet til det og vil gå i stykker.
Do not use "auto" or "aircon" (cooling) modes, as this may damage the system. Adjust temperature and speed in "heat" mode only.
Non-compliance may lead to inspections, lease termination, and forfeiture of deposit/remaining rent.
§ 12. Smoking.
Smoking is permitted only outside, with doors closed.
Empty provided ashtrays before departure.
A fee of 100 DKK will be charged for non-compliance.
§ 13. Water Usage.
Water is included in the rent. Usage exceeding that of a typical family (2 adults + 2 children) will be billed separately and deducted from the deposit.
§ 14. Fees.
All fees will be deducted from the deposit.
§ 15. Cancellation.
Cancellations must be submitted in writing to info@kloeften29.dk and confirmed by the landlord.
- 55+ days before arrival: 30% of deposit (min. 67 eur).
- 40–55 days before arrival: 50% of deposit (min. 67 eur).
- 30–40 days before arrival: 75% of deposit (min. 135 eur)..
- 14 days or less: 100% of total rent (min. 135 eur).
The lease is non-transferable.
The rental agreement is personal and cannot be transferred to another tenant.
§ 16. Right of Withdrawal.
No statutory right of withdrawal applies (per Danish Consumer Contracts Act), as this is a holiday accommodation booking.
Cancellation terms are outlined in §15.
§ 17. Governing Law and Jurisdiction.
Danish law governs this agreement. Disputes will be resolved in the jurisdiction where the property is located.
